By accessing or using jarvishousing.com (the “Site”), you agree to be bound by these Terms of Service (“Terms”) and our Privacy Policy. If you do not agree to these Terms, do not use the Site.

We may update these Terms from time to time. Your continued use of the Site after any changes are posted constitutes acceptance of the updated Terms.

This Site is operated by Jarvis Housing. The Site provides information about available rental homes in Greater Cleveland, Ohio, and allows users to browse listings, submit rental applications, contact our team, and submit maintenance requests.

Nothing on this Site constitutes a lease, contract, or guarantee of housing. A lease is formed only through a signed lease agreement between you and Jarvis Housing.

You must be at least 18 years old to apply for a home or submit personal information through this Site. By using the Site, you represent that you are at least 18 years old and that all information you provide is accurate and complete.

• Submitting an application does not guarantee approval or reserve a home.
• All applications are subject to our screening process, including verification of income, rental history, and background.
• Application fees, if any, are disclosed at the time of application and may be non-refundable.
• We may decline any application consistent with applicable Fair Housing law and our published criteria.
• We do not discriminate based on race, color, religion, national origin, sex, familial status, disability, source of income (including Housing Choice Vouchers), or any other protected class under federal, state, or local law.

You agree not to:

• Use the Site for any unlawful purpose
• Attempt to access non-public areas of the Site, scrape data, or interfere with site operation
• Impersonate any person or entity or submit false information on applications
• Upload viruses, malware, or other harmful code
• Use the Site to harass, threaten, or harm any person

All content on this Site — including text, images, logos, design, and illustrations — is owned by Jarvis Housing or licensed to us and is protected by applicable intellectual property laws. You may not copy, reproduce, distribute, or use Site content without our written permission, except as reasonably necessary to apply for a home or use the Site for its intended purpose.

When you submit information through the Site (including applications, messages, and photos in maintenance requests), you grant Jarvis Housing permission to use that information for the purposes described in our Privacy Policy. You represent that you have the right to submit any content you upload and that it does not infringe on the rights of any third party.

The Site may link to or integrate with third-party services, including background check providers, payment processors, housing authorities, and hosting providers. We are not responsible for the content, availability, or practices of third-party services. Your use of third-party services is governed by their own terms and policies.

• Property listings reflect information believed to be accurate at the time of posting but are subject to change without notice.
• Pricing, availability, and home details may change at any time.
• Photos are representative; actual condition is confirmed during in-person showings.
• Listings are not offers to lease. A lease is formed only through a signed agreement between you and Jarvis Housing.

Maintenance requests submitted through the Site are reviewed during business hours (Mon–Fri, 9am–5pm). Submitting a request does not guarantee a specific response time; emergency requests are prioritized.

For emergencies — including no heat, no water, active plumbing leaks, electrical hazards, broken exterior door locks, or anything making the home uninhabitable — call our after-hours line listed on the contact page.

THE SITE IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED. TO THE MAXIMUM EXTENT PERMITTED BY LAW, JARVIS HOUSING DISCLAIMS ALL WARRANTIES, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.

We do not warrant that the Site will be uninterrupted, error-free, or secure, or that any information on the Site is accurate, complete, or current.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, JARVIS HOUSING SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM OR RELATED TO YOUR USE OF THE SITE, REGARDLESS OF THE THEORY OF LIABILITY.

Our total liability for any claim related to the Site is limited to the greater of $100 or the total amount you have paid to Jarvis Housing in the 12 months preceding the claim. Some jurisdictions do not allow these limitations; in those cases, our liability is limited to the maximum extent permitted by applicable law.

You agree to indemnify, defend, and hold harmless Jarvis Housing and its owners, employees, and agents from any claims, damages, losses, or expenses (including reasonable attorneys’ fees) arising from your use of the Site, your violation of these Terms, or your violation of any law or the rights of any third party.

We may suspend or terminate your access to the Site at any time, with or without notice, for any reason consistent with applicable law. Sections of these Terms relating to intellectual property, disclaimers, limitation of liability, indemnification, and governing law survive any termination.

These Terms are governed by the laws of the State of Ohio, without regard to conflict of law principles. Any dispute arising from these Terms or your use of the Site shall be resolved in the state or federal courts located in Cuyahoga County, Ohio. You consent to the personal jurisdiction of those courts.

If any provision of these Terms is found to be unenforceable or invalid by a court of competent jurisdiction, the remaining provisions shall remain in full force and effect.

These Terms, together with the Privacy Policy, constitute the entire agreement between you and Jarvis Housing regarding your use of the Site. These Terms do not govern your lease or tenancy — those are governed by your signed lease agreement.

We may update these Terms from time to time. The “Last updated” date at the top of this page reflects the most recent revision. Continued use of the Site after changes are posted constitutes acceptance of the updated Terms.
